Our rental homes are located along the beautiful Pacific coast of the Riviera Nayarit, in and around the picturesque Matanchén Bay and its peaceful beach communities of Playa Matanchén, Aticama, and Playa Los Cocos. This is a relaxed, tranquil, slow-paced, and authentic coastal destination, offering a wonderful alternative to the crowds, traffic, and commercial tourism found in larger resort areas.

The Matanchén Bay is known for its long sandy beaches, warm waters, spectacular sunsets, and laid-back atmosphere. The area is ideal for families, couples, and travelers who appreciate nature, tranquility, and a slower pace of life.

There is also plenty to see and do nearby, including a wide variety of ecotourism experiences, La Tovara, estuary and mangrove tours, whale watching, sport fishing, birdwatching, turtle releases, beautiful beaches, and excellent regional cuisine. Our location also makes it easy to explore the surrounding area, with Tepic approximately 45 minutes away, and both Guadalajara and Puerto Vallarta approximately two and a half hours away by car. All three destinations are easily accessible via the autopista (toll highway), making travel to and from the area convenient and straightforward.

We are happy to help our guests arrange and book many of these activities and excursions during their stay, making it easy to experience the best that the area has to offer.

Distance to the beach

All of our rental homes are either directly on the beach or just a short distance away. If you have chosen one of our homes that is not directly on the beach, you’ll be pleased to know that it will still be within five minutes of the beach. Playa Los Cocos and Playa Matanchén are both excellent beaches located within approximately five minutes of all of our homes, offering convenient access to beautiful beaches and swimming areas.

The area is generally known for calm waters and excellent swimming conditions, particularly from November through April, when there is typically very little wave action. These conditions make the beaches especially enjoyable for families and children.

During the summer months, weather conditions can bring higher tides and increased wave activity, so swimming conditions can vary.

If conditions are not suitable for swimming directly in front of your rental home, or if you are simply looking for an especially calm beach, Playa Las Islitas is approximately 7–8 minutes from our homes and is an excellent alternative for families. The beach generally offers very calm swimming conditions, making it ideal for children. There are also ramadas where you can enjoy food and drinks, and the beach is a lovely place for walking and spending the day.

All of our homes are located within approximately four minutes of the town of Aticama, where you’ll find mini-supers, restaurants, and other basic amenities. The homes are also conveniently located near the restaurants along Playa Los Cocos and Playa Matanchén, giving guests several dining options within a short drive.

All of our homes are also approximately a 15-minute drive from the larger town of San Blas, where guests can find additional restaurants, shops, services, and other amenities. Tepic, the capital of Nayarit, is approximately 45 minutes away by car, and Guadalajara is approximately 2½ hours away by car. Both destinations are accessible via the autopista (toll highway), making for an easy and convenient drive.

Our normal check-in time is 2:30 PM, and check-out is 11 AM. We are happy to be flexible whenever possible, depending on reservations immediately before or after your stay. As your arrival date approaches, we can confirm whether an earlier check-in or later check-out can be accommodated.

We will put you in contact with the person who will meet you and provide the keys upon your arrival. You will receive their contact information well in advance of your arrival, giving you plenty of time to coordinate your arrival and make arrangements for a smooth check-in.

Regular Season

To confirm your reservation, we require a $2,500 MXN deposit, which can be paid by bank transfer or cash deposit. The remaining balance of the rental is paid in full in cash upon check-in.

High Season (Christmas/New Year and Semana Santa/Easter)

A 50% deposit is required to confirm the reservation, with the remaining 50% due 30 days before your arrival date.

For regular-season reservations, the $2,500 MXN deposit used to confirm the reservation also serves as the security deposit. It is 100% refundable at check-out, provided there is no damage to the home.

For high-season reservations, a separate $2,500 MXN security deposit is collected upon check-in. This deposit is 100% refundable at check-out, provided there is no damage to the home.

Each home is equipped with a fully equipped kitchen, bath towels, soap and basic toiletries, a beach umbrella, and filtered drinking water.

Our minimum stay is one night Monday through Thursday and two nights Friday through Sunday.

Yes! Children are welcome at all of our homes. For occupancy and reservation purposes, children over five years of age are counted as guests and are included in the total number of people staying at the property.

Mosquitoes and jejenes (no-see-ums) are naturally present in our tropical coastal area, but their presence varies depending on the time of day, weather conditions, and even the moon cycle. They are also an important part of our thriving mangrove and coastal ecosystem, supporting the abundant birdlife and other wildlife that make this area so special.

If there happen to be mosquitoes or jejenes during your stay, they are generally most noticeable during the early morning and around sunset. Guests who are aware of these conditions and take simple precautions, such as using insect repellent and wearing long sleeves during these times, generally have no problems. Being mindful of when and where you are outdoors is the best way to enjoy your stay comfortably while appreciating the natural environment around you.
